The North Avenue Cooperative Story

North Avenue Cooperative originally opened in 1939 with space for 15 campsites and has grown into a 116-home, resident-owned manufactured home community.

But that transition didn’t happen overnight. We formed the North Avenue Cooperative, Inc. and started on the path to resident-ownership in 2015. That’s when, with the help of Cooperative Development Institute and ROC USA, LLC, we purchased and took control of our community on Nov. 12, 2015.

Now, the resident-owned community (ROC) is not only a successful business, but also a thriving neighborhood.

The process of the resident-owned community buying the land beneath our neighborhood brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we’re the envy of other nearby manufactured home communities.

Our Member households elect our Board of Directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The Board submits a budget every year, and the entire Membership votes on it and any changes to the rent before the budget becomes official. We’re running the business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors.

North Avenue Cooperative is a well-established community in Burlington, Vt. that is located less than a 10-minute drive from historic downtown and an abundance of restaurants and shops, including the Church Street Marketplace. Just a five-minute walk from our community entrance is Leddy Beach, with access to Lake Champlain, picnic tables, and a lovely beach. A bike path near our entrance takes you along Lake Champlain and is a favorite for locals.

In the summertime, we enjoy all the outdoor activities and events available almost at our doorstep. Food trucks and restaurants are plentiful and we love the close access to the lake. The Good Food Truck visits our community twice a month from April through November offering free healthy meals to residents. Our friendly community is excited to welcome you to the neighborhood!

We are proud to have library nooks in our community for kids and adults alike to enjoy. North Avenue Cooperative is one mile from the high school and 15 minutes from both the University of Vermont and the Community College of Vermont. We are three miles to the Pine Street location of the Burlington Farmers Market held on Saturdays.

North Avenue Cooperative is a well-established community, right in the heart of Burlington, for people who enjoy a welcoming neighborhood in an ideal location.

Ask anyone who lives in North Avenue Cooperative, and we’re sure they’ll tell you it’s a little slice of heaven.
